Residential Inspection

$325 Minimum Charge

A detailed home inspection is a comprehensive examination of the home that includes a thorough evaluation of the home’s condition and functionality. It covers all aspects of the home, including the roof, foundation, electrical, plumbing, HVAC, and more
Thermal Imaging and a 16-panel water quality test is performed on each inspection. 
The report is typically submitted to you within 10 hours or less after the actual inspection. This does not include any ancillary inspections.

Commercial/Industrial Inspection

$425 Minimum Charge

The inspection covers all aspects of the building, including the structural frame, building envelope, mechanical and electrical systems, plumbing systems, heating systems, roofing, air conditioning and ventilation systems, vertical transportation, safety and fire protection, and interior elements. Each commercial inspection is unique, and all efforts will be made to incorporate all aspects relevant to the inspection.

NPMA 33 WDO (Termite) Inspection and Document

$100 Standalone - $50 with Inspection

The NPMA-33 inspection is a requirement for obtaining a loan and is conducted by a pest control company or a pest management consultant. 
It is also known as the Wood-Destroying Insect Inspection Report and is used to assess the presence of wood-destroying insects or organisms such as termites, beetles, or fungi.
The report will show any activity in, on, or directly around the structure. 
These issues are also identified on the home inspection report as the home inspector is looking for WDO whether the document is needed or not.

Sewer Scope

$200 Standalone - $150 with Inspection

A sewer scope inspection is a visual examination of a home’s sewer line using a specially designed camera on a long cable. 
The inspection is conducted by a trained professional who will insert the camera into the sewer line and feed it through to the other end as long as the proper cleanouts are installed. 
The technician will use the camera to identify any existing issues such as root infiltration, breaks in piping, blockages, and other signs of damage.

Manufactured Home Foundation Inspection - For Bank Financing

Separate Invoicing from Engineering Firm

The inspection is conducted by a trained professional who will assess and document the foundation’s condition and ensure that it meets the standards set by the U.S. Department of Housing and Urban Development (HUD).

An Engineering Firm with State Licensed Structural Engineers will evaluate the report from the inspection and make written recommendations for any repairs necessary to satisfy HUD standards. After requirements are met the engineer will approve and stamp the certificate. 

The billing will come from the Engineering Firm

Pool/Spa Inspection

$75-150 (depending on size)

Sprinkler/Irrigation System Inspection

$50 typical charge upon request 

The Inspector will check the valves, pipes, backflow preventers, sprinkler heads, and the controller/timer. Full operation of the system will be assessed. During winter months sprinkler systems should be winterized and will not be able to be fully tested.

Mold Testing - Direct Swab / Broad Air Sample (Air O Cell)

Minimum $200

The Air-O-Cell cassette is a unique sampling cassette specifically designed for the rapid collection and quantitative analysis of a wide range of airborne aerosols. 

The sampling procedure is quick and simple, and the cassette is useful for initial site testing, especially if fungal growth is not visible.

A direct swab is used if mold is visible.

Both sampling techniques are sent off to a lab and it typically takes between 3-5 days to get the results.

EMSL Lab Sample - Asbestos, Lead, Vermiculite

Minimum $150 

Asbestos and lead are hazardous materials that can pose serious health risks if they are present in your home. 

Asbestos and lead sampling is a process of collecting and analyzing samples of materials that may contain asbestos or lead, such as insulation, flooring, roofing, pipes, paint, etc.

The samples are sent to a certified laboratory for testing and analysis, using methods such as polarized light microscopy (PLM) for asbestos and atomic absorption spectrometry (AAS) for lead.  AMA will provide you with a detailed report of the sampling and analysis results, including the type, concentration, and location of asbestos or lead in your home, and the recommendations for their removal and management.

EMSL Labs - Radon Test

Minimum $250 - Lab Supplies Necessary 

Radon gas is a radioactive substance that can cause lung cancer and other health problems. It is formed by the natural decay of uranium in rocks and soil. The Environmental Protection Agency (EPA) recommends that you take action to reduce the radon level if it is 4 picocuries per liter (pCi/L) or higher. Radon Testing consists of setting a collection canister in a low area of the home and waiting up to 6 days. The sample canister is sent off to a lab for analysis and a report will be generated. 

Water Sample and Lab Testing

The test typically involves collecting water samples from the taps and sending them to a certified laboratory for analysis. The test may look for various contaminants, such as bacteria, nitrates, nitrates, lead, arsenic, and other chemicals, that can affect the health of the residents and the condition of the plumbing system. 

Pollen/Allergen Specific Air Sample

$200

Air o cell sampling is a method of collecting and analyzing airborne particles, such as mold spores, pollen, fibers, and dust. It uses a special cassette that captures the particles on a sticky glass slide, which can then be examined under a microscope. Air o cell sampling can be used for various purposes, such as indoor air quality assessment, home inspection, allergy testing, fiber analysis, and stack emission monitoring.

Ground Resistance Testing/Improvement

$200

Ground resistance testing for residential is a procedure to measure the electrical resistance between a grounding electrode and the earth. A grounding electrode is a metal rod or wire that is buried in the ground to provide a low-resistance path for the flow of electricity in case of a fault or lightning strike. Ground resistance testing is important to ensure the safety and performance of the electrical system in a residential property.

The stakeless method is used which uses a clamp-on meter or two clamps to measure the current induced in the grounding electrode by a signal generator to determine the resistance in ohms. This reading should be below 25ohms. 

EMF/RF Radiation Survey/Mitigation

​EMF/RF Radiation Survey/Mitigation is a process of measuring and reducing the exposure to electromagnetic fields (EMF) and radio frequency (RF) radiation in a given area. EMF and RF radiation are emitted by various sources, such as power lines, electrical appliances, wireless devices, cell towers, etc

  • Testing: Using professional equipment, such as meters, probes, and analyzers, to measure the EMF and RF levels in the area of interest. The testing can identify the sources, types, and intensities of the radiation, and compare them with the safety standards and guidelines.

  • Evaluation: Interpreting the test results and assessing the potential risks and impacts of the radiation on the occupants, buildings, or equipment in the area. The evaluation can also provide recommendations and solutions for mitigating the radiation exposure.

  • Mitigation: Implementing the recommended solutions to reduce the radiation exposure to acceptable levels. The mitigation can involve various methods, such as shielding, filtering, grounding, repositioning, or removing the radiation sources.

Property rental liability survey and mitigation is a process of evaluating and reducing the potential legal risks and responsibilities that a property owner or manager may face when renting out a property to tenants. It may involve the following steps:

  • Conducting a property inspection to identify any hazards, defects, or violations that may cause injury or damage to the tenants, visitors, or neighbors, and to comply with the applicable local codes and standards.

  • Implementing preventive measures to eliminate or minimize the hazards, such as repairing, replacing, or upgrading the property features, installing safety devices, or providing warnings and instructions.

Forest/Wild Fire Risk Evaluation / Mitigation/Escape Plan

Forest/Wild Fire Risk Evaluation / Mitigation/Escape Plan is a process of assessing and reducing the likelihood and impact of wildfires on forest lands and adjacent communities. It may involve the following steps:

  • Evaluation: Using tools such as maps, models, and surveys to identify the fire hazard, fire history, and the human values at risk, such as homes, infrastructure, wildlife, and recreation.

  • Mitigation: Implementing actions to reduce the fire hazard and the fire risk, such as thinning, pruning, defensible space, fire-resistant landscaping, and fire-safe building materials and design.

  • Escape Plan: Developing and practicing a plan to evacuate safely and quickly in case of a wildfire, such as identifying escape routes, meeting points, emergency contacts, and essential items to take with you.
